What a proper paint job involves

01

Protection and surface preparation

Floors, stairs and furniture are covered and taped off before we start. Then comes the real work: washing down, scraping off flaking paint, sanding glossy surfaces so the new paint grips, and spot-priming bare patches and stains. On most jobs the preparation takes longer than the painting, and it is what makes the finish last.

02

Filling, sanding and caulking

Cracks, nail holes and dents are filled and sanded flush. Gaps along skirting boards, architraves and door frames are caulked so every line looks crisp. Ceiling cracks are opened up and filled properly rather than painted over; our guide on repairing ceiling cracks explains why.

03

Mist coats on new plaster

Fresh plaster is thirsty. Once it has dried out fully, it gets a thinned mist coat that soaks in and seals the surface, then full coats on top. Skip it and the paint can flake off later. It matters after a renovation, a new extension or skim plastering.

04

Ceilings, walls, woodwork and doors

Ceilings first, then walls, then woodwork, so any drips land on what still has to be painted. Doors, frames, skirting, architraves, banisters and spindles are sanded between coats for a smooth finish, in eggshell, satin or gloss to suit the room.

05

Exterior masonry painting

Render and pebble-dash are washed, loose paint is scraped back and cracks are repaired before masonry paint goes on. Fascias, soffits, sills and the front door are done in the same visit. Masonry paint needs dry walls and a dry spell, so we plan exteriors for the drier months.

06

Skim plastering where walls need it

When a wall is badly cracked, patched or uneven, filler won't hide it. We skim those walls first so the paint goes onto a smooth, sound surface, and quote the plastering and decorating together as one job.

07

Working around your home or business

In a lived-in home we work room by room, keep a bedroom and the kitchen usable, and clear up at the end of each day. In a pub, restaurant or office we agree the order of work around your trading hours, so customers and staff are never in a half-finished room.

High ceilings, cornicing, ceiling roses, sash windows and panelled doors all take careful preparation by hand. Old lath-and-plaster ceilings often have fine cracks, and years of gloss on the woodwork need sanding back before a fresh coat will sit right.

1930s to 1950s semis: pebble-dash outside, solid plaster inside

Outside, pebble-dash and render take masonry paint well once they are washed down and repaired, and the bay window frames, sills and front door are painted at the same time. Inside, the original plaster is usually sound but picks up cracks around doors and windows.

Plasterboard walls and ceilings show every dent and popped screw under a fresh coat, so filling and sanding matter more than you'd think. Pine or MDF doors, skirting and stairs change the whole look of a house once they're painted.

Job size

Is your job the right size for us? We take on whole-house and commercial jobs.

Build Me paints full house interiors, house exteriors, multi-room jobs of roughly four rooms or more, and pubs, restaurants and offices. Jobs this size let us plan the preparation, the order of work and the protection properly. We don't take on a single wall or one room.

How we price a painting job

There's no price list for painting and decorating, because the preparation varies so much from house to house. Every job is quoted after a visit.

  • A visit firstWe look at every room, ceiling, door and outside wall, and talk through colours, timing and who's living or trading there.
  • A written quoteOne price for your job, setting out the prep, the coats, the protection and any skim plastering, so you can compare like with like.
  • An agreed order of workYou know which rooms or sections are out of use, and when, before we start.
  • Snagging and handoverWe walk through the finished job with you and touch up anything you spot. The work carries our 1-year workmanship warranty.

VJ, Lana and the team did an amazing job painting our hall and living space. They were meticulous in detail, clean, tidy and a dream to work with. They gave fantastic guidance on what would work well, Lana has a brilliant eye when it comes to interiors. They worked incredibly hard from early in the morning until late in the evening. I cannot fault anything, and cannot recommend them highly enough to anyone needing work done.

Painting and decorating questions

Still have questions about your painting job? Call 01 270 9764 and we'll be happy to help.

Do you take on small painting jobs?

No. Build Me takes on whole-house and commercial jobs: full house interiors, house exteriors, multi-room jobs of roughly four rooms or more, and pubs, restaurants and offices. We don't take on a single wall or one room, because a job that size is better value from a local painter. If you have a few rooms in mind, it is often worth grouping them with the hall, stairs and landing into one job.

How much does painting and decorating cost in Dublin?

We don't publish a price list, because two houses of the same size can need very different amounts of work. The price depends on how much preparation the walls and woodwork need, the ceiling heights, the number of doors, windows and banisters, whether new plaster needs a mist coat, access outside and how many coats each surface needs. Painting contractors who quote without seeing the job are guessing. We visit, look at every surface and give you a written quote for your job.

How long does it take to paint a house interior?

It depends on the size of the house, how much filling, sanding and caulking the walls and woodwork need, and whether any new plaster has to dry out before it can be painted. Preparation usually takes longer than the painting itself. We set out the order of work and a timeline with your written quote, so you know which rooms are out of use and when.

Do I need to move out while you paint?

No. In a lived-in home we work room by room, keep a bedroom and the kitchen usable, cover floors and furniture, and clear up at the end of each day. Keep windows open where you can while the paint dries. If you're planning more work than decorating, such as new floors, a kitchen or rewiring, see our home renovation service: decorating is the last stage, as our guide to the order of a home renovation explains.

Can you paint a pub or restaurant without closing?

Usually, yes. We agree a sequence with you, section by section, around your trading hours, keep walkways and exits clear, and leave each area clean and ready for customers before moving on. We plan it at the visit, once we've seen the layout, the seating and how the place trades through the week.

When is the best time to paint a house exterior in Ireland?

Late spring to early autumn, in a dry spell. Masonry paint needs dry walls and a few dry days to cure, so we plan exterior house painting for the drier months and keep an eye on the forecast. Before painting, render and pebble-dash are washed down, loose paint is scraped back and cracks are repaired. If the walls are cold and you're thinking about insulating them anyway, look at external wall insulation first, as it comes with its own render finish.

How long should new plaster dry before painting?

Until it has turned an even light colour all over with no darker damp patches. That can take from several days for a skim coat to a few weeks for a full coat of plaster, depending on the thickness, the time of year and the heating and ventilation. Then it needs a mist coat, a thinned first coat that soaks in and seals the plaster, before the full coats. Painting too soon, or skipping the mist coat, is the usual reason paint peels off new walls.

Do you do skim plastering as well as decorating?

Yes. Where walls or ceilings are badly cracked, patched or uneven, we skim plaster them first so the paint goes onto a smooth, sound surface, and quote both as one job. The new plaster then dries out and gets a mist coat before the finish coats go on.
