These figures are estimates for planning purposes only, including VAT at 13.5% on qualifying construction services. A written quote from a contractor who has visited your property is the only accurate figure. Moving plumbing away from its existing position is one of the biggest cost drivers in a bathroom renovation, which is why it is shown as its own add-on rather than folded into the base price.

How this price calculator works

This calculator prices your bathroom by room type first, standard bathroom, small ensuite or wet room, using build cost ranges based on current 2026 Irish market rates. For a standard bathroom, you then select the renovation scope, from a cosmetic refresh through to a full renovation with layout change or a large bathroom with premium finish, since scope is what actually moves the price, not just size. Figures include labour, materials and VAT at 13.5% on qualifying construction services.

Dublin and national rates are shown separately for every scope and room type, and the biggest single cost driver, moving the toilet, shower or basin away from its existing position, is shown as its own add-on rather than folded into the base price. That keeps a like-for-like refresh honestly priced instead of quietly inflated to cover work most projects will not need.

Recommended contingency scales with your property’s age rather than a flat percentage, since older pipework and drainage are the main source of surprises once a bathroom is opened up. Design and project management costs are kept minimal by default, since most bathroom-only jobs are contractor-led and do not need a full architect.

It gives a realistic planning range based on current Irish market rates and your specific inputs, not a fixed price. A written quote from a contractor who has visited the property is the only accurate figure for a specific project.

Relocating fixtures means rerouting plumbing and drainage, which is one of the biggest cost drivers in a bathroom renovation. The calculator shows it as a separate add-on so a straightforward refresh is not priced as if it includes work most projects do not need.

A full renovation with the layout kept replaces fittings, tiling and finishes in the existing footprint. A layout change also moves the toilet, shower or basin, which adds plumbing and drainage work on top, so it sits in a higher cost band.

Indirectly, through the property age selector. Pre-1980 properties carry a higher recommended contingency, since older plumbing and drainage are more likely to need attention once the bathroom is opened up.
