There are more house renovation grants available in Ireland right now than at any point in the past decade, and most homeowners are not claiming everything they are entitled to. The total available support on a single project can run well past €100,000 when schemes are combined correctly. This guide covers every active scheme in 2026.
Which Grant Is Right for Your Situation?
Not every grant suits every project. The SEAI energy grants are the most widely used, but depending on your situation, you may qualify for significantly more support through the Vacant Property Refurbishment Grant, a local authority adaptation grant, or a subsidised Home Energy Upgrade Loan on top of whatever SEAI grant you receive. Grant amounts are maximums as of April 2026. SEAI energy grants require works to be carried out by a registered contractor and approval must be received before works begin. The Warmer Homes Scheme is free but demand is high and waiting times apply. Vacant Property Refurbishment Grant amounts depend on vacant (€50,000) or derelict (€70,000) status. Housing Adaptation, Mobility Aids, and Housing Aid for Older People grants are means-tested and administered by local authorities. How Much Can You Stack?

The Vacant Property Grant and SEAI grants cover entirely different scopes of work and do not overlap. SEAI energy measures sit on top of the structural and finishing works covered by the Vacant Property Grant. The lead remediation grant has no means test and no interaction with any other scheme. Stacking is not a loophole. It is how these schemes are designed to work.
SEAI Better Energy Homes: Individual Energy Upgrade Grants
The most widely used grant scheme in Ireland. Available to any homeowner of a property built and occupied before 2011, with no means test and no income limit. You choose which measures to do, hire an SEAI-registered contractor, and apply for grant approval before works begin.
What it covers
Attic insulation, cavity wall insulation, external wall insulation, internal wall insulation (dry lining), heat pump systems, solar PV panels, solar thermal water heating, new windows, external doors, heating controls upgrades, and a post-works BER assessment. Grant amounts vary by property type and profile.
Who qualifies
Any homeowner or non-corporate landlord of a property built and occupied before 2011 (before 2021 for heat pumps and solar). Works must be carried out by an SEAI-registered contractor. Apply before any works begin.

Grant amounts are from the SEAI Better Energy Homes scheme, effective April 2026. Semi-detached figures also apply to end-of-terrace properties. Heat pump grant of €12,500 is for air-to-water or ground-source systems switching from oil, gas, solid fuel, or electric storage heating. Apartments qualify for up to €9,500 for heat pumps. Air-to-air heat pumps attract a lower grant of €7,500. Windows grant requires adequate insulation already in place (HLI 2.3 or below, or walls and attic rated Good or Very Good on BER Advisory Report). Heating controls cannot be combined with a heat pump grant application. First-time buyer and welfare enhanced attic grant applies from March 2026. All grants require SEAI approval before works begin. How to apply
Apply online at seai.ie before any works begin. Select your measure, register your contractor, receive approval, complete the works, and submit your completion documentation. Payment is typically released within four to eight weeks of completion.
Can it be combined?
Yes. SEAI individual grants can be combined with the Vacant Property Refurbishment Grant on the same property, with the Home Energy Upgrade Loan to bridge the remaining cost, and with the Domestic Lead Remediation Grant if lead pipes are being replaced. The Warmer Homes Scheme and individual SEAI grants cannot be claimed for the same measure on the same property.
SEAI One Stop Shop: Full Home Retrofit
What it covers
A comprehensive energy retrofit managed end-to-end by a single SEAI-registered provider. Covers all individual grant measures plus floor insulation, mechanical ventilation, and airtightness works not available under individual grants. The grant is deducted upfront from the project cost so you pay only the balance.
Who qualifies
Homeowners of properties built and occupied before 2011 with a BER of B3 or lower before works begin. The home must reach at least BER B2 after works are complete. Landlords can also apply.
How much you can get
Grants typically reach €30,000 and above depending on the scope of works and property type. The One Stop Shop route generally delivers better overall grant value than individual measures applied for separately on a full retrofit project.
How to apply
Select an SEAI-registered One Stop Shop provider at seai.ie. The provider manages the BER assessment, contractor coordination, and grant application on your behalf. You cannot use this route if you are only applying for the Solar PV grant.
Can it be combined?
The One Stop Shop grant cannot be combined with individual Better Energy Homes grants for the same measure. It can be combined with the Home Energy Upgrade Loan to bridge remaining costs.
Warmer Homes Scheme: Free Energy Upgrades
What it covers
Fully funded insulation, heating system upgrades, and ventilation works at no cost to the homeowner. The scheme covers attic insulation, cavity and external wall insulation, draught proofing, lagging jackets, and heat pump installation. New fossil fuel boilers are no longer installed under this scheme from January 2025.
Who qualifies
Homeowners on qualifying social welfare payments including the Fuel Allowance, Living Alone Allowance, Carer’s Allowance, and Disability Allowance among others. Full list at seai.ie.
How much you can get
The works are fully funded at no cost to the homeowner. The current waiting list runs to approximately 24 months.
How to apply
Apply directly at seai.ie. If you are eligible but cannot wait, the enhanced individual SEAI grants above allow you to address attic and wall insulation immediately without affecting your place on the Warmer Homes waiting list.
Solar Electricity Grant
What it covers
A grant toward solar PV panel installation, calculated at €900 per kWp for the first 2 kWp and €300 per kWp for 2 to 4 kWp. Maximum grant: €1,800. A separate Solar Thermal Grant of €1,200 covers solar water heating systems. Both schemes apply 0% VAT on installation costs.
Who qualifies
Homeowners of properties built and occupied before 1 January 2021. An SEAI-registered solar installer must carry out the works. Grant approval must be received before installation begins.
How much you can get
Up to €1,800 for solar PV (a typical 4kWp, 10-panel system). Up to €1,200 for solar thermal. The 0% VAT rate on installation adds further savings on top of the grant. Battery storage does not qualify for the grant but benefits from the 0% VAT rate.

Apply at seai.ie. A post-works BER assessment is required before SEAI releases payment.
Home Energy Upgrade Loan
What it covers
A subsidised loan to bridge the gap between what SEAI grants cover and what a retrofit actually costs. Available through AIB, Bank of Ireland, PTSB, Avant Money via An Post, and seven credit unions.
Who qualifies
Any homeowner with a qualifying SEAI grant application. The loan must be linked to approved SEAI grant works.
How much you can get
€5,000 to €75,000. Rates from 2.99% APR for amounts of €50,000 to €75,000 via PTSB, rising to 4.15% for amounts of €5,000 to €14,999. Fixed rates with terms up to 10 years.
How to apply
Apply directly through your chosen lender after receiving SEAI grant approval. The loan is drawn down in stages aligned with the works programme.
Can it be combined?
Yes. Designed specifically to be used alongside SEAI grants. Cannot be used as a standalone loan without a qualifying grant.
Vacant Property Refurbishment Grant
What it covers
Structural repairs, roofing, plumbing, electrical systems, insulation, windows, heating, and internal finishes. SEAI energy works are excluded as these are handled separately through SEAI, but both schemes can be combined on the same property. You do not need to own the property before applying. Approval in principle can be obtained before purchase completes.
Who qualifies
Homeowners, buyers, and landlords renovating a property that has been vacant for at least two years. The property must be registered on the Vacant Homes Register or confirmed as vacant by the local authority. After works, the property must be used as a primary residence or made available for rent. A clawback applies if the property is sold within 10 years.
How much you can get
Up to €50,000 for a standard vacant property. Up to €70,000 if the property is confirmed derelict by an independent qualified professional. On offshore islands, limits increase by 20%.
How to apply
Apply through your local authority’s Vacant Homes Officer. Full details at gov.ie and citizensinformation.ie. The Local Authority Purchase and Renovation Loan can be combined with this grant for first-time buyers who cannot access sufficient commercial mortgage finance to cover both purchase and renovation costs.
Can it be combined?
Yes. This is the most stackable grant in Ireland. It can be combined with all SEAI energy grants, the Domestic Lead Remediation Grant, and the Local Authority Purchase and Renovation Loan on the same property and the same project.
Housing Adaptation Grant for People with a Disability
What it covers
Works making a home more suitable for a person with a physical, sensory, mental health, or intellectual disability. Covers accessible bathrooms, stairlifts, widened doorways, ramps, and ground-floor extensions. An OT assessment is typically required, with up to €300 of that cost reimbursed if the grant is approved. Our bathroom renovation guide covers accessible adaptations in practice.
Who qualifies
Homeowners and private tenants (with landlord consent) where a household member has a qualifying disability. Means-tested: 95% of costs covered for household incomes up to €30,000, reducing to 30% for incomes of €50,001 to €60,000. Households with incomes over €75,000 do not qualify.
How much you can get
Maximum grant: €30,000.
How to apply
Apply through your local authority. An OT report is required for most applications.
Mobility Aids Grant
What it covers
A faster-track scheme covering a defined list of works: level access showers, grab rails, access ramps, stairlifts, and minor mobility adaptations. No OT report required for most bathroom adaptations, making the process quicker than the Housing Adaptation Grant.
Who qualifies
Households with a gross annual income up to €30,000.
How much you can get
Maximum grant: €8,000.
How to apply
Apply through your local authority. Faster processing than the Housing Adaptation Grant for straightforward mobility works.
Housing Aid for Older People
What it covers
Essential structural repairs, rewiring, new windows and doors, and heating improvements for homeowners aged 66 and over in poor housing conditions. New fossil fuel boilers are no longer covered from January 2025.
Who qualifies
Homeowners aged 66 and over. Means-tested by local authority.

Maximum grant: €8,000.

Domestic Lead Remediation Grant
What it covers
Full cost of replacing lead pipes and fittings in pre-1970s Irish homes. Covers internal lead pipework only. If you are an Irish Water customer, applying to Uisce Éireann’s Customer Opt-In Lead Pipe Replacement Scheme triggers replacement of the public-side connection at no additional cost, making the combined scope of work significantly more valuable than the grant amount alone. Minimum qualifying spend: €750.
Who qualifies
Homeowners of pre-1970s properties with confirmed lead pipes. Evidence required: either a notification from a registered building professional or a laboratory certificate showing lead levels exceed the legal limit of 10 micrograms per litre. No means test.
How much you can get
Up to €5,000. The grant covers 100% of qualifying costs up to the maximum.
How to apply
Apply through your local authority before any replumbing works begin. If a full replumb is happening as part of a broader renovation, this grant offsets a meaningful portion of the plumbing cost with minimal additional administrative effort.
Can it be combined?
Yes. No interaction with any other scheme. Can be claimed alongside SEAI grants, the Vacant Property Refurbishment Grant, and any local authority adaptation grant on the same property.
The most important thing to take from this guide is not any individual grant amount but the principle of applying before work starts and identifying every scheme that applies to your project before you brief a contractor. The homeowners who claim the most are not the ones doing the biggest projects. They are the ones who plan ahead.
